Is short term rental accommodation (AIRBnB) legal in Bondi?

Short-term rentals, including Airbnb, are legal in Bondi Beach and throughout the state of New South Wales (NSW) in Australia. However, there are rules and regulations that hosts must adhere to.

In June 2018, the NSW government introduced new regulations for short-term rental accommodations (STRA), which include:

  1. A 180-day cap per calendar year on the number of days that hosts can rent out their entire property when they are not present. Hosts who are present during guest stays, such as those renting out a room in their home, are not subject to this cap.

  2. A mandatory code of conduct for all participants in the short-term rental market, including hosts, guests, and online platforms like Airbnb. This code aims to address issues like noise and disruptive behaviour.

  3. A "two strikes and you're out" policy, which states that hosts or guests who commit two serious breaches of the code of conduct within two years will face a five-year ban on participating in the STRA market.

  4. The establishment of a complaints management process for neighbours and community members to report breaches of the code of conduct.
